Giving you the tools you need to become an independent developer
We know that many of you who come to our talks are keen to buy your first site and get going on your own development. But as our speakers often point out, development is not for the faint-hearted because of the risks involved.

This is why we've decided to launch the Developer Collective Club. The club will help you raise the money so you can complete your project, and it will also give advice and a network of people to help you on your journey, something that normal investors do not offer.

How It Works:

Our role is to act as your mentor, advisor, and specialist fundraiser, helping you deliver your project and avoid the pitfalls and costly errors that can impact a project's initial profitability.

Once the project is complete (after the development is sold and the bank and investors have been paid back their initial capital), profits are then shared among all shareholders based on their contribution of time, money, or both.


Everyone’s situation is different so here are a few scenarios of how it could work:

Scenario One: Site, No Capital
You've discovered a fantastic site but need capital to acquire or invest. You contribute your expertise ("sweat equity"), and you'll be compensated through the project on a cost basis plus profit upon completion.

Scenario Two: Capital Investment
You've identified a promising site and can also invest some money. You also contribute your "sweat equity" and receive a larger share of the profits after your capital and other investors are repaid.


Scenario Three: You Own a Site Already, No Further Capital
You've inherited a site but lack the funds to build it out or secure planning. The site's value serves as your capital investment in the SPV. You'll receive a combination of your capital back and a larger share of the profit once the project is complete.


Scenario Four: You have capital, but no site
You've got funds which you want to invest, but don’t have the site or the capacity to manage the project. You put your investment alongside ours in the SPV. You'll receive a combination of your capital back and a share of the profit once the project is complete.

(Don't invest unless you're prepared to lose money. This is a high-risk investment. You may not be able to access your money easily and are unlikely to be protected if something goes wrong.)

We will charge a small management fee through the project plus a small share of the profits.
